This study involves an analysis of the information from the rural properties registered at the Cadastral Office, with the purpose of establishing a pertinent methodology for the appraisal of the land taking into account not only the price by square meter as it is evaluated actually, but also incorporating physical attributes and the potential value of the soil. Econometric methods typical of the data panel were used, as well as the methodology of Hedonic Prices for the analysis of this transversal cut information. The econometric model calculates the price of the land by using the physic and/or geographic characteristics of the land. This characteristic defines the value of the existence of the land as a potential agricultural resource, reflecting in this case, that the best soils show smaller average areas but with a high average appraisal. These soils have in general a flat slope, sufficient water and coincidentally they are the most actualized in the sample taken from the Cadastral Office. In addition to be able to determine the equity degree in the land distribution with the same potential value of soil, a GINI index was made for land, appraisal and soil, and as a common result it was found, that the low quality lands are distributed in an equal manner, but when we go to the next categories the inequity increases.
